The builder-led model evolved by consolidating these responsibilities under a single commercially accountable entity.

A Consultant-Led Development Model

As India’s real estate sector becomes more professional and transparent, an alternative framework deserves consideration.

Instead of appointing a developer, landowners, housing societies, institutional investors or end-users could appoint an independent Construction Consultant or Project Management Consultant (PMC) to manage the entire development process while acting solely in the stakeholders’ interests.
